What are measurement services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed sketch showing the total area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services necessary?

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more square footage than you own!
